Northern forest properties
Invest in peace of mind
Property information
Northern Forest Properties offers 7,530 hectares of pristine subarctic forestry land in Northern Sweden. Immerse yourself in the beauty of nature and explore endless opportunities for outdoor adventures.
Owning these forest properties is a reliable net growth year-to-year investment as well as a source of liquidity both now and in the future. Investing in these properties provides you with stable value growth at low risk. When purchasing forest land with standing growing trees, nature ensures that the forest grows in volume each year. Your timber inventory expands regardless of how other markets in the world develop.
The properties are situated in the Västerbotten and Norrbotten counties in the north of Sweden. This land is characterized by its vast, rugged landscape and sparse population. Despite its wild reputation, it is also home to industry. Hydroelectric dams and large-scale forestry have been a part of this landscape since the beginning of the 20th century. Together with mining and a modern wind-energy based energy policy, an extensive road and rail infrastructure network, this area offers a great base of operation.
Owning and managing
Nature ensures that the forest grows each year. For optimal growth, forest management measures are required. When the forest reaches a mature age, you can harvest the lumber generating liquidity. There are events that can affect any forest, such as fire, insects, or storms, and reduce its potential yield. The risk to these properties is mitigated by being divided into several smaller areas. This means that a destructive event does not impact larger portions of the holding. This is further reduced via the areas geographical conditions which in itself is a stable biosphere. The sub-properties are organized in such a way that growth-management and lumber harvests can easily be coordinated. The year-to-year level of growth-enhancing measures and harvests is controlled by the owner himself or a contracted forest manager. Some regulations on maximum harvesting levels are legislated. As with risk mitigation, it is an advantage that the properties are distributed over several areas and regulated only in its local area yielding a larger net output.
In addition to the forest's production of timber, the forest annually binds large amounts of carbon. Trade in carbon storage in Sweden has great development potential and is not regulated by legislation providing a substantial potential for international trade. Similarly to how forest growth increases value with each year, growth also ensures a larger amount of carbon capture per year.
The forests contain areas with great biodiversity and natural value. These areas are delineated and not managed using traditional methods. Some areas are protected under governmental agreements, however you, as the owner, can initiate protection for yourself. There is a system for compensation for protected forest in Sweden, and there is also great potential to create international agreements.
